Safety and Quality Standard

Under this standard, the Regulator of Social Housing has set out what landlords and social housing providers such as Wolverhampton Homes must meet to ensure customers’ homes are safe and well maintained.

Consumer Standards

  • Adaptations

    We must help and support customers who require housing adaptations to access appropriate services.

    We must clearly communicate to customers and relevant organisations how they will be helped.

    We are required to co-operate with customers, appropriate local authority departments and other relevant organisations about the housing adaptations service available to customers.

  • Decency

    We are obliged to ensure all the homes we are responsible for meet the standard set out in section five of the Government’s Decent Homes Guidance. We must maintain these properties to at least this standard, unless the regulator exempts them.

  • Health and safety

    We must take all reasonable steps to ensure the health and safety of our customers in their homes and associated communal areas.

    All required actions arising from legally required health and safety assessments must carried out within appropriate timescales and we must ensure our customers’ safety is considered in the design and delivery of our services, taking reasonable steps to mitigate any identified risks to them.

  • Repairs, maintenance, and planned improvements

    Our repairs, maintenance and planned improvements services must be effective, efficient and timely.

    Customers must be able to report repairs and maintenance issues easily.

    We must set timescales for the completion of repairs, maintenance and planned improvements and these should be communicated clearly to customers. We are required to take appropriate steps to deliver to them.

    We are obliged to keep customers informed about repairs, maintenance and planned improvements to their homes with clear and timely communication.

  • Stock quality

    We must have an accurate, up-to-date and evidenced understanding of the condition of every home we are responsible for. This record at an individual property level will be based on a physical assessment.

    We must use stock condition data from across our records to inform our provision of good quality, well maintained and safe homes for tenants including:

    • compliance with health and safety legal requirements
    • compliance with the Decent Homes Standard
    • delivery of repairs, maintenance and planned improvements to homes
    • allocating homes that are designed or adapted to meet specific needs appropriately
