The DMC Management and Surveys team carries out damp mould and condensation surveys in customers’ homes.

What the team does
The DMC team carries out damp, mould or condensation surveys in customers’ homes to diagnose the underlying causes and provide advice and guidance to customers. They also specify and arrange for any necessary remedial works or hazard treatment.

By undertaking these inspections, we aim to ensure that all our customers live in a dry, warm and safe home. Wolverhampton Homes’ aim is to eradicate damp and mould and reduce the risks associated with condensation, where reasonably practicable. As a priority, we work with our customers to tackle damp and mould if it arises, and to prevent further issues wherever possible.

What customers can expect
We meet the standards required by Awaab's Law, which requires social landlords to address damp and mould hazards within specific timescales. This includes investigations within 14 days, and provide written reports within 48 hours and repairs to normally begin within 7 days. Emergency repairs are completed within 24 hours to remove the hazard

How we measure success
Wolverhampton Homes has a zero-tolerance approach to DMC. We ensure any remedial work is completed within reasonable timescales, which are dependent on the nature of the problem. We always provide customers with written confirmation that informs them of the likely timescales for completion.
If you report dampness, water penetration and/or mould growth, and it does not require an emergency response, i.e. burst pipes, a competent person will carry out an inspection in 10 working days.
We also provide technical solutions, advice and guidance to customers to proactively identify and address underlying causes should DMC arise.

The team members regularly share their findings from the different homes they visit to help inform our work and processes.
We are committed to continuous improvement and adopt different approaches, such as introducing new technologies and different methods to deal a variety of damp and mould issues.
We also attend specialist seminars that provide an insight into how other organisations across the country are addressing DMC in their properties.
