The Planned Repairs team carries out larger scale improvements works that fall outside of the estate-based capital works programmes. These are often ad hoc works dispersed across the city.

What the team does
The Planned Repairs team carries out the larger scale works that fall outside of the capital works programme. Examples of this work includes:
- kitchen replacements
- bathroom replacements
- large-scale plastering works
- drainage replacements
- renewal of access paths
- internal flooring replacements

How this benefits customers
We maintain the Council’s housing stock and through our works ensure homes are a comfortable standard for our customers, making sure the property is habitable for all who live there.

What customers can expect
Our planned repairs team undertake larger maintenance projects that normally require renewal of existing major components, such as kitchens, bathrooms, plastering to complete rooms, joinery, heating systems or paving. They are delivered on a batched and programmed manner to improve efficiency and workforce planning.
Timescales will vary depending on approved budgets, but your home will be maintained in accordance with minimum habitation standards. We will fix any serious and immediate hazards until the DLR programme(s) is completed.
We will advise you of the estimated timescales, when known, for the Landlord’s Demand-Led Replacement (DLR) Programme to complete the required works.

We measure our success by ensuring we complete our works within the target timescales and keeping appointments.

How we continue to improve
Customers are now provided with a summary of the inspection with estimated dates of completion. We are continuing to develop and upskill the workforce to ensure we maintain an excellent service to our customers.
